What a custom home with RDB actually includes.

Every custom home starts with a paid preconstruction phase where architecture, engineering, selections, permitting, and budget are fully resolved before construction begins. You sign a construction contract only after you have completed plans and a fixed price in hand.

Under one contract: architectural design (in-house or architect-collaboration), structural and mechanical engineering, site work and excavation, all local permits and design review, construction with our employees and long-term trade partners, finish coordination from cabinetry through landscape. Every decision from concept to final punch list is documented and archived for the life of the home.

Custom homes begin two ways. One: our in-house design team from first sketch — architecture, engineering, selections under the same roof as construction. Two: you arrive with an architect you've already chosen, and we join the design team from the first working session. About half of our custom homes begin this way.

Either path delivers the same advantage. Builder at the table from day one. Cost validated against current Oakland County rates as design develops. One point of accountability through construction. Contract single-source through RDB. You avoid the traditional handoff gap where plans return weeks later with a surprise bid.

Each municipality has its own building department and setback requirements. Birmingham and Bloomfield Hills add historic district and design review boards. Permits, hearings, and municipal coordination happen as part of preconstruction. You don't chase applications or sit in design-review meetings unless you want to.

Yes. About half our custom homes begin this way. When you bring an architect you already trust, we join the first working session and validate buildability and pricing as design develops. The architect leads design; we bring construction intelligence. Contract single-source through RDB.
What's the preconstruction process?
A paid phase covering architectural design, engineering coordination, material and finish selections, permitting, and cost validation. Typically 4–8 weeks. You end with completed plans, a fixed construction price, and a construction contract. Preconstruction fee rolls into construction if you proceed.
Can you build on my lot?
Yes. Site feasibility is the first step. We walk your property to assess existing conditions, setbacks, soil and grading, access, and utility connections — confirming whether your program fits your lot before any design work begins. Teardowns or significant site work factor into preconstruction scope.
